Home Information Packs - Exceptions

Exceptions: When no HIP or EPC is required.

You will not need a HIP if you are selling a property in any of the following instances:

When HIP not Required

Type of Property Included

Business Use

*

Properties classified as businesses under planning regulations and which will remain as such on legal completion

Residential property converted to business use

 

A dwelling that has been converted to business use with the appropriate planning consents and which will still have business use at legal completion

Residential Property converted to business use - Mixed Commercial / Residential Sales

 

Properties that have a mixture of residential and commercial uses, normally referred to as "semi-commercial properties"

Dual Use

 

Properties used for both residential and commercial purposes such as a doctor's surgery with living accommodation

Portfolios of Properties

 

A number of properties being sold together as a portfolio

Unsafe Properties

 

Properties that have been deemed unsafe for habitation by the planning authority and which will remain in that condition on legal completion

Demolition

 

A property that has a Demolition Order on it and which will remain in that condition on legal completion

Properties not being placed on the open market

 

Properties being sold by landlords to existing tenants (e.g. Council Right to Buy, sales by housing associations to its existing tenants) or not at arm's length (e.g. family, friend)



You will not need an EPC for the following types of properties:
  • places of worship
  • temporary buildings that will be used for less than 2 years
  • standalone buildings with total useful floor area of less than 50 metres squared that aren’t used to provide living accommodation for a single household
  • industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy
